The Lanier Tan Problem Nobody Warns New Boat Owners About

September 10, 2026

Every boat on Lake Lanier develops the same stain, usually within its first season. A rust-orange line creeps up from the waterline, and a slick green film settles into anything that sits still for more than a week. Longtime owners have a name for it: the Lanier Tan. New owners usually discover it the hard way, scrubbing a gunwale before guests arrive and wondering why their neighbor's pontoon looks freshly waxed while theirs looks like it's been camping.

For years, the answer was simple. You did it yourself, or you didn't do it at all. That's no longer true, and the shift happened quietly enough that most boat owners on the lake haven't clocked it yet.

Why This Lake Stains Differently Than Others

The red clay that colors most of North Georgia's roadbanks doesn't stop at the shoreline. It washes into Lake Lanier's coves with every hard rain, and combined with algae that blooms through the warm months, it leaves a waterline stain that standard soap and a garden hose won't touch. Mobile Detail Boss, a marine detailing outfit that works docks across the lake, built its entire pitch around this exact problem, describing the stubborn orange-red waterline stain and green algae buildup as a signature of Lake Lanier specifically, not boating in general. That distinction matters. A detailer who's spent time on Lanier's coves knows this isn't the same maintenance job as a boat kept on a clearer reservoir. It's a recurring, lake-specific fight against clay and biology, and it's why a real service economy has grown up around it instead of a handful of general boat cleaners.

The Business That Turned a Chore Into a Concierge

Bridget Brogdon has lived at Lake Lanier since 1999, after growing up in Marietta. Between her and her family, they've owned around ten boats over the years, which means she's spent decades doing the exact scrubbing, prepping, and troubleshooting most owners still handle themselves. In May of this year, she turned that experience into a business called Marine Maids and Mechanics, based in Buford.

What she built goes past detailing. Her background managing VRBO lake houses shaped the model: pre-visit and post-visit housekeeping so a boat is ready when the owner walks down the dock, help planning boating parties, and access to a network of contacts she's built over years on the water, including a trusted mechanic when something breaks down mid-season. It's less a cleaning service and more a dockside version of what a good property manager does for a vacation rental, except the property floats.

Brogdon has described the business as growing directly out of two things she already loved doing: organizing events and cleaning up after them. That combination is exactly what a houseboat owner on Lanier actually needs, since the two chores rarely show up separately. A boat that's clean for a party and a party that goes smoothly are the same job, and until this year there wasn't one local business built to handle both.

The Detailers Were Already on the Docks, Just Under a Different Name

Marine Maids and Mechanics didn't appear in a vacuum. It launched into a lake that already had a working detailing infrastructure, most of it unglamorous and easy to miss unless you owned a boat and needed it.

Mobile Detail Boss brings 23 years of marine detailing experience to docks at Aqualand, Holiday, Port Royale, and Bald Ridge marinas, along with private docks in Gainesville, Flowery Branch, and beyond, working on everything from personal watercraft to large houseboats. Marine Klean, established in 2011 out of Buford, covers a similar range up to 100-foot-plus houseboats and built a parallel business doing the same for both boats and cars, an unusual pairing that makes sense once you realize a lot of lake owners want their truck detailed the same afternoon as their boat. And Lanier Boat Management markets a straightforward promise: handle the preparation so the owner can simply start the engine and go, an explicitly turn-key version of concierge boating that predates the current wave of new entrants.

None of these businesses called themselves a concierge service five years ago. Most still describe themselves primarily as detailers. But the lines between detailing, mechanical dispatch, and full boat management have blurred enough that an owner calling any one of them today can often get more than a wash and wax if they ask.

What Each Level Actually Covers

The services on the lake now split roughly into three tiers, and knowing which one you're calling saves a conversation.

Service Type Example What's Actually Included
Detailing only Mobile Detail Boss, Marine Klean Hull washing, oxidation removal, ceramic coating, interior cleaning, targeted stain treatment for red clay and algae
Turn-key management Lanier Boat Management Pre-trip prep, mechanical oversight, the boat ready to run when you arrive
Full concierge Marine Maids and Mechanics Housekeeping before and after visits, event and party planning, referrals into a mechanic network for repairs

The distinction isn't cosmetic. A detailer will make your boat look right for the weekend. A concierge service will also plan the weekend, stock it, and clean up after it, which is a different kind of help entirely and one that didn't exist as a packaged offering on this lake until this year.

The Marinas Already Saw This Coming

Standalone concierge businesses are catching up to something the larger marinas built years ago. Lanier Islands Marina, on the southeastern end of the lake near Buford, already bundles golf cart valet service, pre-fueling, wash racks, and in-slip pump-out into its wet slip amenities, plus a smartphone app that lets dry-stack customers request launch and retrieval without walking down to the office. Habersham Marina in Cumming offers repair services, detailing, and bottom cleaning as standard amenities for its dry storage customers.

In other words, the marinas figured out that boat owners will pay for convenience long before the independent businesses did. What's changed is that this level of service is no longer limited to owners who keep their boat in a marina slip. If your boat sits at a private dock behind your own house on the lake, which describes a meaningful share of Lanier's waterfront owners, you can now buy the same convenience a marina customer has had for years, just from a business that drives to you instead of one you drive to.

What This Actually Changes About a Saturday

The real shift isn't that boats are cleaner. It's that the ownership experience on this specific lake has quietly split into two versions. There's the version where Saturday morning starts with a hose, a scrub brush, and forty-five minutes spent on the waterline stain before anyone can enjoy the water. And there's the version where the boat is already handled, because someone local, who knows this lake's clay and this lake's algae and this lake's marinas, took care of it during the week.

For years, Lake Lanier ownership meant accepting the first version as the cost of entry. That's no longer the only option, and the businesses that changed it, from a one-person houseboat concierge in Buford to marina valet programs that have quietly existed for years, are all Lanier-specific. They understand a stain that other lakes don't produce and a boating culture built around docks, coves, and marinas that most outside detailers would need a season to learn.

If you're weighing what it actually means to own a home on this lake, from the dock maintenance to the seasonal rhythms to who you call when something needs fixing, that's the kind of local detail that doesn't show up in a listing description. It's the kind of thing Dani Burns has spent two decades learning firsthand, one Saturday at a time, right alongside the neighbors she works with.
